Schedule of Condition

Maynard Marks acts for the Tenants and Landlords of commercial premises at the commencement of a lease to identify legal obligations and to record the current condition of the property in a detailed schedule report. The purpose of the report is to protect the parties from future exposure at the termination of the lease for claims made in respect of reinstatement responsibility.

Schedule of Condition Reports are also carried out prior to commencement of commercial developments to document the condition of certain parts of a property or adjoining properties that may be affected by a proposed construction project, prior to commencement of works.

In the unlikely event that a dispute evolves between parties then the report may be used as evidence to either support or to refute any alleged damages.
