Pre-purchase Surveys
Maynard Marks completes pre-purchase inspections and reports in accordance with the New Zealand Standard NZS 4306: 2005 Residential Property Inspection.
Our inspections cover items such as significant visible defects and deferred maintenance. The inspection covers both the interior and the exterior of the dwelling and our findings are documented in a detailed report, including photographic records.
Code Compliance Certification
Often situations arise where homeowners and contractors have not been fully aware of their responsibilities to contact the Building Consent Authority (Council) upon completion of construction of a property to sign off the works and the Building Consent , and obtain a Code Compliance Certificate (CCC) . There are various situations where this may arise, but typically when Council is contacted after a prolonged period of time they may issue a Notice to Fix (NTF) stating they are not satisfied the building will meet the mandatory durability performance requirements of the New Zealand Building Code. Maynard Marks can assist by working through the issues with Council so compliance may be achieved, including liaising with Council for the issue of Code Compliance Certification.
