Development monitoring

We can identify, monitor and advise on the risks associated with acquiring an interest in a yet-to-be-completed development, which is NOT under your direct control.

If you’re a prospective owner-occupier, lessee, investor, fund manager or insurance company with a substantial interest or other long-term liability in a development, this service would apply to you.

We act as the Development Monitor in an independent role, not associated with the development or development team. However, our approach is to work co-operatively with the project team. Our core function is to proactively protect your interests and mitigate your exposure to risk and, in doing so, add value to the overall development process. We do this by providing a high-level overview of what’s being proposed and what’s being built to ensure they stack up from a technical and construction perspective.

The best time to engage us is during the initial stages of the project. This will make sure your interests are protected from the outset and avoid potential issues down the track. The scope of our role will depend on the nature and associated risks of your interest.

If you want to ensure your interests in a future or ongoing development are protected, please contact us on T: +64 9 912 2550 or E: office@maynardmarks.co.nz

Sector specific information

If you are an investor, financier or other party to a construction project wanting to ensure that there is someone independent of the development team who can report on the viability and quality of the development, we can help.

Engaging us means you can be confident that the project meets your criteria (e.g. a specific set of corporate building standards or environmental criteria). We also have local knowledge of Building Code requirements and Planning Regulations.

Whether you’re considering existing stock or a new build for your new premises, engaging a Maynard Marks Development Monitor as your independent adviser means we’ll assist you in understanding your premises and their construction to help guide your decisions around your acquisition or development.

Policy dictates that procurement and sector standards are set, sometimes above minimal Building Code requirements. The challenge is to maintain these standards across numerous different clients, consultants and their varied designs.

The answer is to get one consultancy to independently development monitor the outputs and seek to ensure consistent outcomes. This is where Maynard Marks can make a difference.

If the leaky building crisis has taught the NZ construction industry anything, it is that we are building from a low base. Whilst improvements in meeting compliance requirements and standards are being made, there is still significant risk in not achieving adequate weathertightness, given the Building Act legislative changes in the last few years.

Maynard Marks has sector-specific knowledge of the causes and consequences of failed weathertightness, which has been the biggest problem in residential home ownership for many years. At Maynard Marks our goal is to achieve sustainability through good design and building practice, because your home is a very significant part of your life and asset base, so it must be durable.
