Informing redevelopment decisions through strategic building condition due diligence

This established civic and community facility with a long operational history was being considered for future redevelopment. To support strategic planning and investment decisions, our team undertook a comprehensive assessment of the building’s condition and performance.

This large public facility comprises multiple buildings of varying ages, forms, and uses, developed over several decades. Maynard Marks was engaged to undertake a comprehensive condition assessment to inform future redevelopment planning and provide a robust understanding of the asset's current condition.

Our assessment included a desktop review, site inspections, drone-assisted roof surveys, photographic reporting, and the creation of a Matterport digital twin. This enabled stakeholders and consultants to undertake virtual site inspections, coordinate design activities, and extract dimensions to support design development.

The scale, age, and complexity of the facility required a coordinated assessment approach to safely and efficiently inspect extensive roof areas and building elements. Drone technology enabled access to difficult-to-reach locations without disrupting ongoing operations, while Matterport digital twin capture created a lasting digital record of the site that continues to support stakeholder engagement, consultant coordination, design development, and dimensional verification.

Our assessment identified key building defects, maintenance liabilities, and capital renewal requirements, including roof replacement, asbestos remediation, façade repairs, rainwater disposal upgrades, and joinery renewal. This provided the project team with a practical foundation for redevelopment planning, budgeting, and long-term asset management.
