Redeveloping and improving an iconic Queenstown holiday apartment complex

Oaks Shores is a large multi-unit residential complex containing four blocks and a total of 161 apartment units over 12 levels. It offers hotel rooms, apartments and penthouse suites in its enviable lake-side location just a short drive from the centre of Queenstown.

The project:

The initial scope was to address weathertightness, passive fire and structural defects - firstly by undertaking weathertightness investigations to understand the extent of these and then by designing and project managing the repairs. Due to significant defects, the scope increased to include a complete removal of all timber infill and secondary elements back to structure allowing necessary repairs to be completed. Recognising the importance of effectively responding to a changing scope of works, we were able to utilise our significant technical expertise to minimise costs to the client.

Other project complexities included accessibility issues, planning compliance, site constraints, and a litigation process running concurrently with design and construction. We acted as Expert Witness for the client during the litigation and liaised with MBIE about the Financial Assistance Package (FAP) process during the remedial works.

 

Our value add: 

Due to the size of the development and the owner’s need for continued income over the duration of the works, we adopted a staged construction programme, with different parts of the complex closed at different times, and adjusted the design programme to suit. This also meant that construction could get underway early.

Our design team redesigned the external envelope to provide a robust and low maintenance solution to address the client’s brief. The challenging site conditions required us to carefully consider our design solutions and we engaged specialist consultants to assess the performance of the external envelope to ensure that all environmental issues were mitigated.

We successfully managed multiple consultants and worked in a collaborative manner with them, the main contractor and other project stakeholders, including the Body Corporate, owners, and the hotel operator.

We were honoured to be recognised for our work on this project at the 2023 New Zealand RICS Awards, being named as Building Consultancy Team of the Year.
